Spray foam in your loft can create problems when selling, remortgaging, or dealing with an inherited property.
Next Generation Insulation provides professional spray foam removal across Derby and Derbyshire. We inspect the foam, explain the available removal options and provide lender-recognised documentation after the agreed work is completed.
If a surveyor, lender, buyer, or estate agent has raised concerns, we can help you understand the next step.
We help Derby homeowners who are:
– Selling a property with spray foam in the loft
– Trying to remortgage a home affected by spray foam
– Dealing with an inherited property that has spray foam insulation
– Responding to a surveyor, lender, buyer, or estate agent concern
– Unsure whether the foam is open-cell or closed-cell
– Worried that spray foam may be affecting the property’s value or mortgageability
Mortgage lenders and surveyors are often cautious about spray foam insulation applied to the underside of a roof.
Many surveyors need to inspect the roof timbers, felt, ventilation, and tile fixings. Spray foam can make that inspection difficult. If the roof structure cannot be assessed properly, a lender may delay, question, or decline a mortgage or remortgage application.
For homeowners in Derby and Derbyshire, this can create problems when selling a property, remortgaging, or managing an inherited home. Buyers, estate agents, lenders, and surveyors may ask for the spray foam to be professionally removed before the property can move forward.
Professional removal can help make the roof structure visible again so it can be inspected properly.
We assess the foam type, its condition, where it has been applied and how firmly it is bonded to the roof structure.
Open-cell foam is generally softer and less dense, while closed-cell foam is usually harder and more rigid. Thickness and appearance can vary, so we inspect the installation directly before recommending a removal method.
Depending on the foam and roof condition, removal may involve mechanical scoring, careful hand tools, industrial vacuum equipment, dry-ice blasting or external roof work.Where suitable, dry-ice blasting may be used to help loosen rigid foam from accessible roof timbers. Compressed air accelerates solid carbon-dioxide pellets toward the material, and the pellets rapidly sublimate on impact.
The appropriate method depends on the foam, substrate, membrane and overall roof condition. Dry-ice blasting is not suitable for every installation, and precision hand tools or roof stripping may also be required to complete the agreed work safely.Once the agreed removal work is complete, we clean the accessible work area and check it against the agreed scope.
We then prepare the relevant removal and completion documentation. Full details of the certification and professional-documentation process are explained below.
After the agreed spray foam removal work has been completed, Next Generation Insulation issues a formal certificate of removal and a lender-recognised completion report.
Where applicable, the documentation and completion process may also include:
Our removal and completion documentation has been accepted by mortgage companies as evidence that spray foam removal work has been completed. Individual lenders, valuers and solicitors may still have property-specific requirements, so homeowners should confirm the documents needed for their particular sale, mortgage or remortgage.
Next Generation Insulation was founded by Dean Simpson, whose background includes business development, property renovation, HMO conversions and home improvement.
His renovation experience gave him a practical understanding of buildings, trades and project management. It also helped him establish relationships with experienced roofers, electricians, joiners, plasterers and other trusted tradespeople who contributed to the foundation of the team behind Next Generation Insulation.
Dean built the company around integrity, accountability, clear communication and long-term customer trust. As a father of two, he wanted to create a business he could be proud of while remaining present for his family.
The company’s aim is not simply to secure the next job, but to improve homes properly, raise industry standards and provide a service homeowners can rely on.
Some spray foam can be removed internally, while firmly bonded installations may require sections of the roof covering to be removed. The correct approach depends on the foam, membrane, roof condition and how strongly the material is attached.
We have created this short video to show you the spray foam removal process. In this property the spray foam had adhered to the roof. When spray foam has bonded firmly to the underside of the roof, removal often requires a full reroof because it cannot be separated cleanly without damaging the existing structure. The roof covering is stripped from the outside, including the tiles or slates, battens and membrane, so the adhered foam can be removed safely. Once exposed, the roof timbers are inspected for trapped moisture, rot or damage, and any affected areas are repaired or replaced. The roof is then rebuilt with new breathable membrane, battens and the original or replacement tiles or slates, with correct ventilation restored. This approach allows the roof structure to be fully assessed and rebuilt properly rather than leaving hidden problems behind.

Formal removal and completion documentation is explained in the certification section above. |
Spray foam can make parts of a roof structure difficult to inspect. Where a surveyor or valuer cannot assess the roof timbers, membrane, ventilation or fixings adequately, a lender may request further evidence, specialist assessment or removal before proceeding.
Requirements vary between lenders, valuers and properties. Where removal is requested, professional work can expose more of the roof structure for further inspection and provide documentation confirming the work completed. In some installations, spray foam can conceal water ingress or make the condition of roof timbers and membranes harder to assess.
Restricted ventilation or concealed leaks may increase the risk of condensation, trapped moisture and timber deterioration. Closed-cell foam can also be difficult to separate from roof timbers, membranes and fixings.
The condition of each roof should therefore be assessed individually before a removal method or repair programme is recommended.
Local Survey Availability: We arrange on-site assessments across Derby and surrounding areas, subject to current appointment availability.
Fixed, Transparent Quotes: We provide a clear, itemised quotation explaining the agreed work and anticipated charges. Any additional work identified after access or removal is discussed before proceeding.
Clear Guidance: We explain the proposed method, expected timeline, documentation and any further inspection or roof work that may be required.
Professional Project Delivery: Our team works to the agreed programme while taking reasonable steps to protect the property, control debris and minimise disruption.
We inspect the loft access, foam type, application area, roof construction and visible condition of the surrounding timbers and membrane. We then explain the removal options, whether additional roof work may be needed and what documentation can be provided after completion.
The findings are used to prepare a written quotation for the agreed scope of work.
The removal method depends on the foam type, how firmly it is bonded and the condition of the materials beneath it.
Softer or more accessible foam may be removed using controlled mechanical methods and hand tools. Dry-ice blasting may be considered for suitable rigid foam installations, while heavily bonded material may require roof stripping or additional roofing work.
A CORC certificate is registered where it applies to the completed removal project and agreed certification process.
We explain the documentation included before work begins so you know what will be issued and whether any additional professional or building-control involvement is required.
Yes, where building control involvement is required as part of the agreed roofing or remediation work, Next Generation Insulation can coordinate the sign-off process.
Whether building control is needed depends on the nature and extent of the work carried out at the property.
Where included within the agreed documentation package, we provide photographic records showing the areas treated and the condition visible after removal.
These photographs may form part of the completion report supplied for your records or forwarded to an appointed professional.
Yes. At your request, the relevant certificate, completion report and supporting documents can be forwarded directly to your solicitor, mortgage broker or other appointed professional.
You will need to provide the correct contact details and permission for us to share the documents.
We can take an upcoming sale, remortgage or property-chain deadline into account when discussing survey and project availability.
The achievable programme depends on the size of the job, the removal method, access, roof condition and whether additional repairs or approvals are required. Any expected timescale will be explained before the work begins.
The written quotation covers the work and assumptions stated in the agreed scope.
If concealed damage or additional work becomes apparent after removal begins, we explain the findings and provide details of any proposed extra cost before carrying out work outside the original quotation.
In addition to spray foam removal, Next Generation Insulation provides roof repairs, replacement loft insulation and related property-improvement services. Where additional work is required, we can explain the available options and provide a separate written quotation.
